Construction technology is advancing quickly, but smaller contractors often face a major disadvantage: testing new tools can require money, time and resources they cannot easily spare.

A Virginia Tech-led initiative is looking to narrow that gap by creating a digital community where builders can exchange ideas, discuss emerging technologies and help determine which construction problems deserve more research.
The Coalition for Smart Construction, based at Virginia Tech, is developing what its leaders describe as a digital commons for the construction industry. The planned platform is intended to bring contractors, researchers and other industry participants into the same conversation.
Andrew McCoy, interim managing director of the coalition, said the initiative is designed to make construction research and development more accessible across the industry rather than concentrating innovation among companies with the largest technology budgets.
Creating a Shared Space for Construction Innovation
Construction has historically been slower than some other industries to invest in research and development.
The coalition wants to change that by creating a platform where members can discuss emerging technologies and identify common challenges.
The planned digital forum will operate somewhat like a large online community. Members will be able to participate in discussions, exchange information and connect with other organizations working on similar problems.
The coalition plans to help guide those conversations by organizing information, highlighting relevant research and connecting groups with shared interests.
Those discussions could eventually lead to collaborative research projects funded around issues identified by the participating builders.
The goal is to create a model in which the construction industry helps identify the problems worth solving, rather than researchers working separately from the companies that ultimately need the solutions.
Smaller Builders Are a Major Focus
One of the coalition’s priorities is making sure smaller construction companies are not left behind as technology becomes more important to project delivery.
For large contractors, spending hundreds of thousands of dollars testing a new technology may be possible. Smaller builders often cannot make the same investment without knowing whether the technology will deliver measurable benefits.
The coalition wants to give those companies a stronger voice in determining how construction technology develops.
Virginia Tech has also partnered with Associated Builders and Contractors to engage smaller contractors in the initiative.
The organization plans to test the digital platform with ABC members at different levels before a broader rollout.
Feedback from those early users will help shape the system before it is released more widely.
Grants Give Contractors a Chance to Experiment
The digital platform is only one part of the coalition’s work.
The Coalition for Smart Construction has also been using pilot programs and grants to give companies an opportunity to explore technology without immediately having to prove a major return on investment.
In partnership with HITT Contracting, the coalition awarded $280,000 across five projects.
The projects cover different areas of construction technology and research. One example involves prefabricated energy cell concepts for data center construction. Another examines how data centers can better demonstrate their benefits to the communities around them.
McCoy said these pilot projects are intended partly as learning opportunities. Companies can experiment with new approaches, understand what works and potentially move successful concepts into larger research programs.
That can make it easier for companies that have limited experience with formal research and development to participate.
A Physical Research Lab Is Also Under Development
The coalition is pairing its planned online community with a physical research facility.
The Smart Construction Lab in West Falls Church, Virginia, is being developed as a space where construction companies can work directly with university researchers.
The facility is intended to support multiple types of construction research and give companies a place to begin testing ideas with faculty.
Together, the digital platform and physical lab could create a pathway from identifying a construction problem to testing a potential solution.
Technology Should Support the Workforce
The coalition’s long-term vision extends beyond productivity and cost savings.
McCoy said technology should also improve safety and strengthen the construction workforce.
Rather than viewing technology simply as a replacement for workers, the initiative is focused on tools that can expand what employees are capable of doing.
That could include technologies that improve project planning, reduce physical risks, provide better information to workers or help contractors complete complicated tasks more efficiently.
The workforce question will become increasingly important as contractors deal with labor shortages while construction projects become more technically demanding.
What the Initiative Could Mean for Contractors
If the digital commons succeeds, smaller contractors could gain a more direct role in conversations that shape construction technology.
Instead of having to evaluate every emerging tool independently, builders could potentially learn from other contractors, researchers and technology developers facing similar challenges.
The approach could also help researchers better understand the problems contractors encounter in the field.
For an industry that has traditionally faced barriers to research and development, creating a shared technology community could make experimentation less isolated and more collaborative.
The broader objective is to make innovation useful at every level of construction, from large technology-intensive projects to smaller contractors that may not have the resources to experiment on their own.
